Contributing to Dine Brands' development strategy, primarily in producing new franchise locations and conversions and leading deals through targeting viable trade areas, site identification, navigating internal approvals, contractual negotiations, permitting, and ground break. The Senior Real Estate Manager is a primary dealmaker and franchise development lead who will own projects from inception through handover to the construction team.

Responsibilities:

  • Develop, maintain, and implement a comprehensive, strategic market plan for defined territories and execute bold new store growth goals
  • Maintain strong market knowledge and understanding of Dine's coverage gaps, target markets, trends, projected home/work/retail growth, competition, and other factors that build real estate opportunities
  • Manage network of real estate brokers to identify potential sites for new restaurant development and relocations
  • Conduct sites tours with franchisees, Brand leads, Franchise Development, and Operations, and franchisees to gain field approval of proposed sites
  • Estimate and analyze sales performance of new restaurants to ensure accurate forecasting
  • Present compelling site opportunities, with appropriate support materials, to franchisees for development
  • Prepare and present new restaurant site packages to the Real Estate Committee. Presentation shall include a decision logic, maps, aerials, demographics, competitor analysis, sales forecast, return metrics, impact analysis, and real estate deal points. The intent of the presentation is to gain leadership approval of the site and economics
  • Partner with construction teams to ensure project moves efficiently through due diligence, entitlements, and construction phases
  • Participate in weekly development department project status meetings
  • Identify areas where new franchisees are needed and partner with the Franchise Recruiting team to recruit qualified candidates
  • Develop, fill, and maintain the pipeline of new restaurants; Forecast the timeline of new restaurant openings and assess risks
  • Engage with the brand teams to find solutions to development barriers such as impact, growth approval, viable vehicles, etc.
  • Identify opportunities in small markets to develop appropriately-sized and economically viable assets
  • Starting salary$130,000+

Qualifications:

  • BS/BA degree in Finance/Accounting/Real Estate; MBA preferred, or equivalent experience
  • Development related experience in the franchising / restaurant industry with proven ability to break through the existing development complexity a plus
  • Self-starting problem solver who seeks win/win solutions, demonstrates tenacity, and is not easily discouraged
  • Capability to address problems proactively and demonstrate a sense of urgency
  • Strong verbal, written and presentation skills
  • Strong interpersonal and teaming skills
