Job Description
What this job involves:
Project Management
Professional planning and hands on management/oversight for projects including construction, electrical, furniture, AV/IT, security, signage, move, decommission and other assigned tasks.
Development and execution of project specific goals, schedules, budgets, strategy, and detailed assumptions with methodology for accomplishing and managing project objectives.
Responsible for project decisions based upon clients' objectives including contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports.
Oversight of project implementation and execution through completion of construction.
Ability to manage medium to large interior build out and renovation projects including programming, design, entitlements, bidding, permitting, and construction management.
Proficiency managing projects up to $110M.
Develop detailed project budgets based on historical and market data and client input including hard and soft costs.
Assemble and manage required teams of consultants and contractors. (Negotiating contracts with each team member; interfacing with architects, client staff, property managers and vendors).
Provide FF&E bidding, support and implementation along with the client and design team.
Maintain client relationships and manage conflict resolution related to assigned projects.
Provide appropriate level of on-site supervision to ensure project performance criteria are being met.
Make decisions regarding schedule, resources, and scope to ensure timely and successful delivery of all projects.
Develop relationships with consultants/contractors/vendors and regularly evaluating their performance on assigned projects.
Operate independently on all activities relevant to assigned projects.
Identify and address areas of concern regarding potential liabilities and risk with Manager or Project Lead.
Being a champion of safety at all times.
Work with accounting team to ensure invoicing and payment is accurate and timely.
Manage expenses on monthly basis.
Continuously strive to improve project management processes and efficiencies.

Desired Skills & Experience for this job:

EDUCATION/TRAINING
Degree in Architecture, Engineering, or Construction Management preferred.

YEARS OF RELEVANT EXPERIENCE
7 years in a PM or similar role.

SKILLS & JOB COMPETENCIES
Demonstrates knowledge of construction, architecture, and the commercial real estate industry.
Ability to read and interpret construction plans and specifications.
Ability to serve multiple clients at any given time.
Proficiency with Microsoft Office products.
Proficiency with Microsoft Project
Experience with both corporate interiors and small ground up projects is preferred.
Experience being an Owner's Representative is preferred.
Strong interpersonal skills and the ability to interact with executive level internal & external clients.
Excellent verbal and written communication skills with the ability to communicate professionally at all times.
Highly organized & detailed-oriented with the ability to prioritize and manage differing needs of the business.

OTHER ABILITIES
Ability to excel working within a team structure and independently.
Assumes complete responsibility for assignments of moderate complexity and continues to aggressively improve skill base.
Ability to work in client's preferred project management software solution(s)

PHYSICAL WORK REQUIRMENTS & WORK CONDITIONS
Position requires employee to visit active job sites with daily client and contractor interaction.
Daily interpersonal interaction is required in order to perform the job.
