Job Description

Reporting to the VP - Corporate Real Estate, the Real Estate Portfolio Manager is responsible for the management of TDECU's Corporate Real Estate (CRE) portfolio, including Member Centers and corporate offices. Supports CRE strategy by analyzing real estate and business performance metrics, and recommending changes in procedures and footprint optimization strategy. Directs and supervises the teams responsible for facility maintenance (Opex), project management (capital improvements), and lease administration. The Portfolio manager supports additional planning and budgeting activities within the Corporate Real Estate (CRE) team.

Essential Duties and Responsibilities:

  • Continuously analyze portfolio performance based on key CRE metrics (Opex actual vs budget, lease milestones, occupancy...) Organize, update, and analyze asset database and executive-level dashboards.

  • Assist VP, Corporate Real Estate with strategy and planning, including development of annual Capital plan and Operating budget, monthly financial forecasting, project plans, and Move/Adds/Changes plans.

  • Direct Facility Management team, to ensure facilities are maintained to the highest standards of service and to absolute client satisfaction. Manage outsourced service provider to ensure desired level of service / outcomes.

  • Direct Project Management teams, to ensure capital real estate projects are properly planned, executed, and closed in accordance with TDECU's policies and governance, and standard industry practices.

  • Manage property assets and risk, including yearly review of insurance coverage, tax valuations, and third-party vendor risk management.

  • Partner with the Risk Management team for business continuity planning, disaster recovery, and emergency response.

  • Performs other job-related duties as assigned.

Minimum Qualifications:

Education: Bachelor's Degree from an accredited college or university or equivalent experience in Facilities Management with management and financial expertise.

Experience: Minimum of 5-7 years in Corporate Real Estate portfolio management in a multi-site corporate environment, or similar management position of large multi-site portfolio, preferably with a Financial Institution.

Knowledge, Skills, and Abilities:

  • Excellent at analyzing problems and data and developing effective solutions.
  • Excellent interpersonal communication and customer experience skills.
  • Excellent written and verbal communication skills and use of electronic collaboration tools.
  • Experience managing, mentoring, and motivating teams to succeed and grow.
  • Strong organizational and management skills to balance competing priorities.
  • Vendor management.

Physical Demands and Work Environment:
* While performing the essential duties of this position, an employee would frequently be required to stand, walk, and sit.
* Specific vision abilities required by this position include close vision, distance vision, and the ability to adjust focus.
* The noise level in the work environment is usually moderate.
* Regular visits to regional locations required.
